2. In the sales agreement enter:
· Names of all buyers. This includes anyone who will be listed on the deed, mortgage(s), or HUD-1s. These names may be cross-checked against the Office of Foreign Asset Control (OFAC) and WorldCheck. Seller reserves the right to cancel the sales contract/offer with anyone attempting purchase properties if they match names in either database.
· Contact phone number under buyer's name.
· Address of the property you are placing an offer on.
· The offer amount.
· $0 for deposit amount since you are not placing a deposit at this moment
· Down payment amount on time of signing of contracts to be placed on escrow, also known as earnest money deposit.
· Loan amount if applicable. If this is an all cash offer write “ALL CASH” on this line.
· Cash at closing. In other words, any balance from the total down payment or total down payment minus down payment amount on time of signing of contracts.
· Total amount going to the seller
· Make sure to specify any seller’s concession required and any amounts added to the loan for repairs.
· Sign form.
· Enter attorney’s information.
3. Submit signed New York State Disclosure Form and Tronilo Properties, Inc. Sales Agreement plus additional required documents as listed below via emailed REO@TroniloProperties.com or fax (718) 795-9004.
4. A Tronilo Properties, Inc. representative will contact you as soon as your offer is reviewed. Once all required documents are submitted your offer will be presented to the seller. If there is an offer due date for the property you are submitting an offer for, all offers will be submitted to seller on that date. It may take 24-72 hours from the time offer is presented to the seller for seller to provide a respond.
